Mosaic Town Planning is an independent planning consultancy with offices in Liverpool and Manchester.
We specialise in residential development, with a focus on affordable housing and retirement living. Mosaic works for housing associations directly and the developers who undertake development on their behalf. We have strong relationships with a number of architects on the ICN Framework who have involved us where a planning input is required, including local authority schemes.
Alongside our core activity of submitting planning applications, we offer a number of individual services. These include appraisals of potential sites, undertaking sequential tests and open space assessments, providing affordable housing statements and advising on developer contributions. We can also arrange public participation and provide Statements of Community Involvement.
As a relatively small consultancy, senior and highly experienced staff are directly involved in all projects. Team members have previously been employed by local authorities and housebuilders, so that we appreciate the perspectives of the public and local politicians in addition to having commercial awareness.
Our recent projects include extra care and affordable housing at Rock Ferry High School (Wirral), 100% affordable schemes in Catterall (Wyre) and Whiston (Knowsley), residential redevelopment of employment land in Stockport, and advising on the assets of a housing association in Cheshire East.
